Commerce City planners to consider annexation, rezoning at 120th and Chambers
A July 7 hearing will consider annexing 21.59 acres at East 120th Avenue and Chambers Road into Commerce City and rezoning part of the site for future commercial use.
Commerce City planning commissioners are scheduled to hear a request July 7 to annex and rezone 21.59 acres at the northwest corner of East 120th Avenue and Chambers Road.
The case, listed on the July 7 Planning Commission agenda, was filed by Pierpont Realty Group on behalf of Adams Crossing, LLC. A staff report identifies Adams Crossing, LLC as the owner and proposes splitting the site into a 9.83-acre northern parcel zoned agricultural and an 11.76-acre southern parcel zoned general commercial.
The property is currently unused, according to the staff report. Applicant materials say the commercial portion could be used for retail, service businesses and professional offices.
A traffic analysis in the case assumes about 104,000 square feet of commercial buildout and estimates roughly 11,758 daily trips.
Neighborhood outreach records show residents raised concerns about traffic, access, light and noise, privacy, crime and the loss of agricultural land. One summary said some residents supported a revised concept that moved buildings farther from nearby homes.
