Arvada approves land-use changes for proposed 56,000-square-foot industrial building

Arvada City Council voted 6-0 July 21 to annex and rezone 5.398 acres south of State Highway 72, clearing land-use approvals for a proposed 56,000-square-foot Revival Industrial building, the council’s meeting record shows.
The three final-reading ordinances bring the site east of 15350 State Highway 72 into Arvada, change its zoning from Jefferson County SR-2 to the city’s MX-S mixed-use suburban district and authorize potential light-industrial uses through a conditional-use permit. City planning records describe the project as a speculative building that could serve manufacturers, distributors, installers and similar businesses, according to the project presentation.
The site’s southern border includes Union Pacific railroad property, while an existing storage facility lies to the east. The project presentation described an access road along the northern boundary, separate from Highway 72, for deliveries and fire protection. Staff said the parcel met the state’s one-sixth annexation-contiguity requirement and that the zoning matched the comprehensive-plan designation for mixed use.
The record does not identify a separate legal applicant, developer or property owner. It also contains no traffic study or estimate of how industrial deliveries would affect Highway 72 or nearby streets. The building’s final tenants and detailed site plan remain subject to later development review.
The Planning Commission unanimously recommended approval May 6. No construction start date, completion date, certificate of occupancy or opening schedule was identified, so the approvals do not establish when the building will be built or occupied.
