Broomfield board to hear two residential setback variance requests Aug. 19

Broomfield’s Neighborhood Board of Adjustment will consider requests Aug. 19 to place residential structures closer to rear property lines than city standards allow. The meeting is scheduled for 6 p.m. at the George DiCiero City and County Building, the board’s agenda says.

At 3970 Red Deer Trail, John and Mica Brougham are seeking to reduce the required rear-yard setback from 20 feet to 14 feet for a patio cover. The request is identified as Resolution No. NBOA 2026-11 and concerns property in Red Leaf Filing 1.

At 1097 E 6th Circle, Kevin Chagger and Lizzy Scheers are seeking to reduce the required rear-yard setback from 25 feet to 11 feet for a deck. Resolution No. NBOA 2026-12 identifies the property as part of Northmoor Estates Filing 6.

A setback variance is a property-specific exception to the zoning code, not a change to the rules for an entire neighborhood. Broomfield describes the Neighborhood Board of Adjustment as a quasi-judicial body that considers zoning-code variance requests and bases its decisions on required legal findings. The city’s variance application and checklist says a minor administrative variance may allow a building portion to extend into no more than 10% of a required yard; larger requests go to the board.

The Red Deer Trail request would reduce the required yard by 6 feet, or 30%. The E. 6th Circle request would reduce it by 14 feet, or 56%. The agenda does not include site-specific findings about effects on neighboring properties, staff recommendations or proposed conditions.
