Arapahoe County’s July housing market split as single-family prices rose and attached sales slowed
Single-family listings and prices showed modest gains, while townhouse and condominium sales fell year to date and took longer to sell, according to a July market report.
Arapahoe County’s single-family housing market showed modest price growth and fewer listings in July, while townhouse and condominium sales declined year to date and took longer to sell, according to the Colorado Association of REALTORS’ July 2026 Arapahoe County market report.
Single-family active listings fell 21.5% from July 2025 to 1,391. The median sale price rose 2.4% to $605,000, and homes sold in a median of 31 days, compared with 33 days a year earlier. Through July, closed sales were up 0.8% to 3,497 and the median price was up 0.8% to $595,000. New listings, however, fell 4.3% year to date to 4,991, even as July new listings rose 2.8% from a year earlier.
The attached-home market was weaker. Townhouse and condominium sales fell 12.6% year to date to 1,327. In July, the median sale price fell 1.2% to $340,000, median time on the market increased from 52 days to 60, and active listings fell 15.4% to 1,063. New listings were down 7.6% year to date.
