Broomfield commission to hear plans for two hospitals near I-25 and Colorado 7
The Sept. 14 hearings will consider two proposed six-story hospitals, along with plans for access, parking, utilities, roads and pedestrian connections near the interchange.
The Broomfield Land Use Review Commission will hear proposals Monday for AdventHealth and UCHealth hospitals on opposite sides of the I-25 and Colorado 7 interchange, including plans for medical-office buildings, new roads, parking, utilities and pedestrian connections.
The public hearings are scheduled for 6 p.m. Sept. 14 at the George DiCiero City and County Building. The commission will consider three AdventHealth-related resolutions covering a final plat, an infrastructure site development plan and a hospital site development plan. It also will consider a resolution covering a final plat and site development plan for the UCHealth project, according to the commission’s meeting agenda.
AdventHealth proposal
The AdventHealth application covers the southwest corner of the interchange. The project would include a six-story, 413,932-square-foot hospital and a four-story, 80,000-square-foot medical-office building, according to the city staff memo. Realberry and Adams are listed as the applicants.
The hospital would initially have 75 beds, with a future phase planned to expand capacity to 200 beds. The first phase would include 257 parking spaces, compared with a stated minimum of 150; a later phase would add 143 spaces. The medical-office building would have 400 spaces required under the applicable planned-unit-development rules, the memo says.
The proposal includes a private ring road, an ancillary helipad, stormwater detention, regional-trail connections and a grade-separated pedestrian connection. Access would come from a signalized full-access entrance on realigned Huron Street and a three-quarter-access entrance on Colorado 7. The staff memo says the Colorado Department of Transportation approved the Colorado 7 access.
Huron Street work would be built in sections, including a final four-lane segment, a transition from four lanes to two and a two-lane segment. Bike lanes and a detached sidewalk would be included with the final four-lane section but not with the other sections until adjacent development occurs. The plans also call for temporary and permanent access to an adjacent mortuary and cemetery during construction.
The AdventHealth memo says the applicant is not requesting deviations or special exceptions and that staff identified no key issues. It includes alternative motions for the commission to recommend approval or denial; those proposed motions do not establish the commission’s action.
UCHealth proposal
The UCHealth project would occupy the northwest corner of the interchange. The proposal calls for a six-story hospital of about 367,000 square feet and a four-story medical-office building of about 169,000 square feet, according to the .
