Jefferson County housing market diverged in August as Arvada, Golden and Lakewood posted different results
August data show Jefferson County single-family inventory and sales falling even as new listings rose, while Arvada, Golden and Lakewood recorded sharply different price changes.

Jefferson County’s August housing data showed fewer active single-family listings and completed sales even as new listings increased. Prices also moved in different directions: single-family medians rose in Arvada and Golden but fell in Lakewood.
The August 2026 Jefferson County market report lists 1,495 active single-family listings, down 17.1% from August 2025. New listings rose 19.1% to 710, while closed sales fell 11.5% to 484. The median single-family sales price fell 1.9% to $707,450, while the average price rose 3.9% to $875,367.
Through August, however, single-family closed sales were up 2.7% from the same period in 2025, and the median price was up 0.7% to $715,000. Median days on market rose to 36, compared with 33 in the prior-year period.
The county’s attached-home market was weaker in both monthly activity and year-to-date sales. Townhouse and condominium closings fell 14.7% in August to 133, while median days on market rose 22.4% to 60 days. The median price was unchanged at $385,000. Through August, attached-home closings were down 13.5%, the median price was down 3.8% to $385,000, and average days on market rose 28.3% to 59 days.
The Arvada report lists 359 active single-family homes, down 21.3% from a year earlier. New listings rose 20% to 192, homes under contract rose 22.3% to 137, and closed sales were unchanged at 130. The median price rose 2.5% to $666,000. Through August, Arvada had 1,110 single-family closings, up 8.9%, while its year-to-date median price fell 0.7% to $679,950.
Arvada’s attached-home closings totaled 40 in August. Through August, attached-home closings were down 8.6% to 266, the median price was down 4.3% to $420,000, and average days on market rose 29.4% to 66 days.
The municipal results show why countywide medians do not describe every local market. Golden’s August report recorded a 27.4% increase in the single-family median to $1.175 million, while closings fell 19% to 47. Lakewood’s report recorded a 9.1% decline in the median to $639,900, with closings down 15.6% to 81. Through August, Golden’s single-family median was down 0.5% to $1.005 million, while Lakewood’s was down 2.1% to $656,250.
The August Edgewater report recorded a 13.6% monthly increase in the single-family median to $763,000, but that figure was based on one sale, down from five a year earlier. Through August, Edgewater’s median was up 1.9% to $695,000, based on 33 sales.
