Parker home sales fell faster than countywide in August as attached inventory grew
Parker’s August single-family sales and pending contracts fell faster than Douglas County’s, while attached-home inventory rose and prices declined; through-August figures show a broader but less dramatic slowdown.

Parker’s single-family housing market slowed more sharply than Douglas County’s in August, with closed sales down 20.2% and pending contracts down 21.0%. Active listings rose 1.9%, while the median price increased. The city’s townhouse and condominium market also added inventory as sales and prices fell.
Parker recorded 134 closed single-family sales in August, down from 168 a year earlier. Pending contracts fell to 128, while active listings rose to 475. The median single-family sale price increased 3.9% to $728,000, the Parker market report shows.
Douglas County recorded 480 single-family sales, down 10.4%, and 1,599 active listings, down 15.3%. The county’s median single-family price rose 1.6% to $750,000, according to the county report.
Through August, Parker had recorded 1,097 single-family sales, down 9.3% from the same period in 2025. Its year-to-date median price was $710,000, down 1.3%. Countywide, sales were down 5.0% to 3,821, and the median price fell 1.3% to $740,000.
Parker’s attached-home market also showed more inventory but less activity. Active townhouse and condominium listings increased 23.3% to 106, while closed sales fell 17.4% to 19. The August median price dropped 8.2% to $349,000. Through August, attached-home sales were down 6.3% to 149, and the median price was down 2.3% to $390,000.
Douglas County’s attached-home inventory rose 25.4% in August to 346 listings, while sales fell 14.5% to 65. The county’s median attached-home price increased 4.5% to $470,000. Through August, countywide attached-home sales were nearly flat, down 0.9% to 546, and the median price was $461,250, up 0.3%.
Results varied across nearby Douglas County communities. Highlands Ranch recorded a 37.0% decline in August single-family sales, to 63, while active listings fell 55.0% to 122. Its median price rose 3.4% to $750,000, the Highlands Ranch report shows. Lone Tree recorded an 11.1% increase in single-family sales, to 20, even as active listings fell 30.1% to 51. Its median price fell 15.2% to $1.0725 million, the Lone Tree report shows.
The reports caution that one-month activity can look extreme because of small sample sizes. Through-August figures show Parker’s sales pace below 2025 in both housing segments, with a sharper attached-home price decline than the countywide change.
