Jefferson County home sales fell in both single-family and townhouse-and-condo categories in September compared with a year earlier, but the year-to-date trends differed. The Denver Metro Association of REALTORS’ September Local Market Update for Jefferson County counted 456 single-family sales, down 10.9% from September 2025. Sales from January through September were up 1.3% to 4,646. Townhouse and condo sales fell 9.4% to 125 in September and were down 13% year to date, to 1,247.
Median prices moved in opposite directions: the townhouse-and-condo median sale price was $373,600, down 5.5% from a year earlier, while the single-family median rose 1.7% to $709,950.
The September changes varied across the county’s cities. In Lakewood, single-family sales dropped 48.6%, from 111 to 57, and townhouse-and-condo sales fell 51.1%, from 45 to 22, the city’s September report shows. Westminster’s townhouse-and-condo sales fell 51.9%, from 27 to 13, while single-family sales slipped from 53 to 52, according to its report. In Arvada, single-family sales rose 11.4%, from 105 to 117, while townhouse-and-condo sales edged down 8.3%, from 36 to 33, the city’s report says.
The reports caution that one-month activity can swing because of small sample sizes, particularly in the city comparisons. These September figures are snapshots and do not establish whether the changes will persist.
