Denver is asking City Council to approve a $710,000 sale of a former residential-care property at 3940 S. Narcissus Way in Hampden South to Nii Yemofio and Breanna Tomlin-Yemofio. The city says neighborhood covenants limiting the property to single-family use conflict with its former residential-care use, its legislative request says.
Denver’s Department of Housing Stability and Division of Real Estate recommend the sale. The city listed the property July 22 and selected the buyers’ offer Oct. 2. The proposed contract runs through Dec. 31, 2026.
Denver acquired the property in April 2026 through a reverter under a covenant with the Mental Health Center of Denver. The request describes that covenant as requiring affordable housing for people with chronic mental illness, with the property reverting to the city if the owner could no longer provide those services.
The proposed sale still requires City Council approval. The request does not say whether the covenant’s affordable-housing and service obligations would continue after a sale.
