Aurora commission recommends Murphy Creek plan with 162 fewer homes
The proposed amendment would lower the cap in the development’s southwest area from 1,178 to 1,016 units and remove multifamily housing from part of Buckley Space Force Base’s noise contour. City Council approval is still required.

Aurora’s Planning and Zoning Commission voted 7-0 Oct. 28 to recommend an amendment to the Murphy Creek development plan that would cut the housing cap in the development’s southwest area by 162 units. The proposal covers land-use changes across about 193 acres, the commission’s meeting recording shows.
Planning Area 23 is within Buckley Space Force Base’s 60 LDN (day-night average sound level) noise contour. City staff said the city code prohibits new residential uses or structures in the contour. The proposed amendment removes multifamily housing from Planning Area 23, while proposed small commercial uses there would remain. Commercial and office uses along East Jewell Avenue and South Gun Club Road would also remain.
The commission’s recommendation requires the applicant to address outstanding technical-review comments. Separately, the applicant’s traffic consultant said future development proposals would need to show compliance with master traffic studies or, more likely, submit site-specific studies. The consultant also said future access points on Gun Club Road would require coordination with the Colorado Department of Transportation on access permits and traffic studies.
The commission’s vote is a recommendation, not final approval. City Council must approve the amendment before the plan can change; agendas and packets are available on the city’s Council Meetings page.
