Arvada City Council voted 7–0 on Oct. 20 to advance a conditional-use permit for a 240-apartment proposal at 4,800 W. 60th Ave. to a public hearing scheduled for Nov. 17 at 6:15 p.m. The first-reading vote does not grant final permit approval. The council meeting recording identifies the measure as CB26-034 and the site as an approximately 3.47-acre parcel in the MX-T zoning district.

The permit would allow multifamily residential use. The City describes the Hibernia Gold Strike Apartments concept as a mixed-use project next to the Gold Strike transit station, with a neighborhood coffee shop, landscaping and a small plaza at the southeast corner. A separate site-plan application and minor subdivision plat would still be required, the City’s project page says, so those features are not part of an approved final site plan.

A City neighborhood-meeting notice described the proposal as market-rate housing, with 10% of units reserved for independent living by neurodiverse residents.

The Nov. 17 hearing is the next public step before the council decides whether to grant the permit.
