Denver board recommends five-story mixed-use zoning for 3.4-acre site

The recommendation would allow mixed-use buildings up to five stories. The owners report no current redevelopment plans, and City Council must still approve the zoning change.

The Denver Planning Board unanimously recommended rezoning three light-industrial parcels near West Mississippi Avenue to allow mixed-use development up to five stories, subject to a proposed condition preserving space for industrial uses.

The recommendation covers about 3.4 acres at 515 W. Mississippi Ave., 1050 S. Fox St. and 500 W. Tennessee Ave. The board’s Oct. 21 hearing establishes the recommendation. The board asked City Council to approve a change to the I-MX-5 district; the recommendation is not final zoning approval.

I-MX-5 allows residential, commercial and industrial uses, with buildings up to five stories. The applicant’s rezoning application describes a proposed condition reserving at least half of new development’s ground-floor area for industrial or flex uses. During the hearing, planning staff described the condition as requiring industrial manufacturing or wholesale uses on at least half of the ground-floor frontage along designated primary streets.

The application says the owners have no current redevelopment plans. The zoning change would establish what could be built under the proposed rules; it would not approve a specific project.

Staff told the board that a City Council public hearing was tentatively scheduled for Dec. 7. The date has not been confirmed.
