Denver moves ahead with $45.5 million Loretto Heights Theater contract

A Denver committee agenda lists a $45.48 million contract with Fransen-Pittman Construction for the Loretto Heights Theater renovation, part of a broader campus reuse project.

Denver is moving ahead with a $45.48 million contract to renovate the Loretto Heights Theater at 3001 S. Federal Blvd., according to the July 8 Transportation and Infrastructure Committee agenda.

The agenda lists a "$45,482,688 contract" as a consent item, with a term of "NTP plus 567 days," or about 18 months after notice to proceed.

According to Denver Arts & Venues, the theater project is part of the broader reuse of the former Loretto Heights campus. The city says funding includes 2021 RISE bond money, 2025 Vibrant bond funding for parking, Denver Arts & Venues money and private donations. Its capital page puts the combined theater-and-parking budget at $60 million, including $45 million from the RISE bond and $15 million from Denver Arts & Venues.

The city says the theater renovation will include ADA and accessibility upgrades, code-compliance work, new seating, elevator and ramp access, restroom and lobby improvements, stage-rigging and lighting upgrades, orchestra-pit hydraulics, mechanical, electrical and plumbing replacement, and hazardous-materials removal. Related parking work includes an elevated parking structure, landscaping, signage and wayfinding.

City planning materials for the Loretto Heights Area Plan call for preserving and reusing historic buildings on the 72-acre former campus while adding new development. The theater contract marks a major capital step in that longer-running redevelopment effort.
