Arapahoe County commissioners are scheduled to consider two land-use items Tuesday: a 2.511-acre minor subdivision for Rattle Stitch Ranch Filing No. 1 and a specific development plan with zoning for 1338 S. Valentia St.

The Rattle Stitch Ranch plat shows one lot and one block in the northeast quarter of Section 30 in unincorporated Arapahoe County. The plat says the project would be subject to rural transportation impact fees and standard county requirements for street maintenance, drainage design and public improvements. The accessible record did not include a staff report or meeting outcome, so the staff recommendation and any board action could not be verified.

The Valentia case is more detailed in the public record. County planning materials describe the site as about 4.8 acres near South Parker Road and South Valentia Street, with an existing roughly 45,000-square-foot building in the Parker Road Business Center. County staff recommended approval, and the Planning Commission voted 6-0 on May 5 to recommend the plan.

The proposal would expand or clarify permitted uses at the mixed-use site, including vehicle repair, leasing and rental, veterinary and medical uses, offices, retail, day care centers and health clubs. Engineering staff said final civil design and a subdivision improvement agreement would come later with the administrative site plan.

The engineering report also flagged drainage and infrastructure issues, including a required stormwater and public-improvements agreement and reference to SEMSWA comments. The board packet says the site plan would remove a nonpermitted retention pond on the north side of the property and replace it with another drainage feature. The accessible record did not include a signed final vote record, so the board's July 14 disposition could not be confirmed from the materials reviewed.
