Arapahoe County attached-home sales fell in August as Littleton bucked trend
Townhouse and condominium sales fell 17.1% countywide, while Littleton sales rose 43.8% from a year earlier.

Arapahoe County townhouse and condominium sales fell 17.1% from a year earlier in August, to 174, while Littleton sales rose 43.8%, to 69, according to Denver Metro Association of Realtors market reports.
County single-family home sales also declined, falling 14.9% to 433. In Littleton, single-family sales rose 3.5%, to 209.
The county’s year-to-date figures show a wider gap between the property types. Through August, single-family sales were down 1.0% from the same period in 2025, while townhouse and condominium sales were down 13.0%.
Attached-home inventory and pending activity also declined countywide. Active listings fell 11.3% from a year earlier, to 1,055, and properties under contract fell 9.4%, to 202. New listings rose 14.3% in August, but homes that sold took an average of 64 days, up from 58 days a year earlier.
Prices rose in the year-over-year August comparison. The median townhouse and condominium price increased 4.9%, to $346,250, while the single-family median rose 3.6%, to $600,000. Through August, the attached-home median was $342,000, down 2.3% from the same period in 2025. The single-family median was $595,000, up 0.8%.
In the broader Denver-area market, REcolorado’s August report listed an affordability index of 71 for single-family homes and 120 for townhouses and condominiums. Higher values indicate greater affordability in that report’s measure, but the figures are not specific to Arapahoe County.
Littleton’s attached-home market also saw more new listings, up 24.1% in August and 14.6% year to date. Those properties took longer to sell, with days on market rising 22.0% for the month and 8.5% year to date. The Littleton market report cautions that monthly results can be volatile because of small sample sizes.
