Denver committee advances rezoning for three Highland properties

Denver’s Community Planning and Housing Committee voted 6-0 on Sept. 29 to approve for filing a proposed zoning change for three North Mariposa Street properties in Highland, the committee minutes record. The committee action advances the proposal; it does not approve a specific building plan.

The proposal covers 3343, 3345 and 3351 N. Mariposa St. It would change the properties’ zoning from C-MX-5 and U-TU-B2, DO-4 to U-RX-3, Denver’s case page shows. The Planning Board recommended the change after a Sept. 16 hearing.

U-RX-3 is a residential mixed-use district where housing is the primary use. It allows two-unit and multifamily housing, as well as some live/work and neighborhood commercial uses, subject to city code requirements. Building-form standards vary, and the zoning designation alone does not determine how many homes could be built. The request includes no building design or unit count; Denver’s zoning code sets the applicable standards.
