Denver Planning Board backs Westwood rezoning that could allow lot split

Denver Planning Board voted Tuesday to recommend rezoning 406 South Quitman Street in Westwood from E-SU-DX to E-SU-B, a change that would make it easier to split the 10,400-square-foot lot for additional housing, staff told the board during the meeting.

Staff said the property is an outlier on its block and that the proposed rezoning is consistent with the Southwest Area Plan's guidance for larger lots.

During the discussion, board members focused on plan language that staff said applies to lots larger than 9,000 square feet. One board member said that guidance "gets us out of yellow box territory," linking the area plan to Denver's added scrutiny for some lot-split requests.

The board's recommendation is not final. Staff told the board the rezoning is expected to go next to City Council for a public hearing at the end of July.

Denver adopted the Southwest Area Plan on March 2, according to a city announcement. The city said the plan followed an extensive public-engagement process and is intended to guide future land-use decisions in southwest Denver.

The Quitman Street case offers an early example of how city staff are applying the new plan in rezoning cases involving oversized single-family lots. But the public record in this case alone does not show how broadly Denver will use the same approach elsewhere.
