Adams County townhouse, condo sales and prices fell faster in August
Attached-home sales dropped 17.5% and median prices fell 8.8% from a year earlier, while year-to-date sales remained above 2025 levels.

Townhouse and condominium sales and prices fell more sharply than single-family housing in Adams County in August, while attached-home sales remained higher for the year so far, according to the Colorado Association of REALTORS® and Denver Metro Association of REALTORS® August market report.
The county recorded 85 attached-home sales, down 17.5% from August 2025. The median price fell 8.8% to $351,000, and active listings fell 15.8% to 417. Attached homes sold in a median 53 days, compared with 58 days a year earlier.
Single-family sales fell 5.9% to 433, while the median price declined 2.1% to $514,000. Active single-family listings fell 15.0% to 1,612. Homes sold in a median 48 days, compared with 51 days a year earlier.
Through August, attached-home sales rose 4.5% to 736, even as the segment’s median price fell 5.4% to $364,050. Pending attached-home sales increased 4.3% to 771. Single-family sales declined 0.9% to 3,767, and pending sales were essentially unchanged at 4,014.
The monthly results varied among the county’s larger cities. In Brighton, single-family sales fell 14.9%, but the median price rose 5.1% to $535,925. Attached-home sales rose from three to eight, while the median price fell 22.7% to $319,500; the report cautions that small monthly samples can produce sharp swings.
Commerce City recorded a 26.8% decline in single-family sales and a 9.0% drop in the median price, to $477,500. Its year-to-date attached-home sales rose 46.0% to 73, while the median price fell 8.8% to $342,000.
In Northglenn, single-family sales fell 48.3% to 15, though year-to-date sales were up 9.2% to 201. Northglenn recorded one attached-home sale in August, down from four a year earlier; year-to-date attached-home sales rose 43.8% to 46.
The reports note that monthly results can be volatile because of small sample sizes and that reported prices do not account for seller concessions or down-payment assistance.
