Commerce City housing authority says partnerships added 1,043 affordable units

The authority counts 52 leased Vista homes among the total, forecasts the 120-unit rental project will finish in 2027 and expects construction to begin on a separate 120-condo project that spring.

The Commerce City Housing Authority says its partnerships have added 1,043 affordable housing units, including 52 leased and occupied homes at The Vista. The figures appear in materials prepared for an Oct. 12 City Council study session.

The authority’s inventory of affordable housing lists 991 units across nine earlier projects, then adds the 52 Vista homes. Eight earlier projects are marked in operation; the four-unit Conter Cottages are marked fully leased. The 1,043 is a cumulative count of units added, not a count of current vacancies.

The Vista is planned as a 120-unit rental townhome development. In a project update, the authority says the west side is complete and its 52 homes are leased. It forecasts completion of the first east-side building in November 2026 and of the full project around March 2027.

The Foundry is a planned 120-unit affordable, for-sale condominium development. The authority expects construction on the first 36 homes to begin in spring 2027. Its materials list a $4.75 million Colorado Housing and Finance Authority land-banking grant and a $2 million Colorado Division of Housing grant toward the first phase; the Colorado Department of Local Affairs announced the $2 million award. Buyers would need household incomes at or below 100% of area median income, and the homes would have a 30-year affordability period.

The materials do not give rental application dates for The Vista or sales application dates for The Foundry. They also list Cornerstone 104, a proposed 234-unit affordable rental development near 104th Avenue and Peoria, as a potential project still under discussion and negotiation, with no construction or availability schedule.
