Commerce City staff recommends annexation, multifamily zoning for planned affordable housing

The proposals would bring 7110 Colorado Boulevard into the city and allow multifamily housing; a project information sheet estimates about 39 homes. Hearings are set for Nov. 3.

Commerce City planning staff recommends annexing 7110 Colorado Boulevard and rezoning it for multifamily housing intended to be affordable, clearing the way for a proposed project estimated at about 39 homes. The Planning Commission is scheduled to hold public hearings on both requests Nov. 3; it has not yet acted.

The parcel is in unincorporated Adams County and is zoned for low-density residential use. Annexation case AN26-0004 would bring it into Commerce City. For zoning case ZON26-0005, the city’s zoning staff report recommends approval of R-3, or Multi-Unit Dwelling, zoning. The zoning is intended to enable future affordable housing, but the project would still require a separate site development plan review. The city’s zoning staff report recommends approval of the requested change.

The applicant calls the project South Platte Crossing Phase 2. A city project information sheet estimates 39 dwelling units. The filings describe the housing as intended to be affordable but do not specify income limits, rents or how long affordability would be required.

The Planning Commission agenda schedules the two public hearings for 6:15 p.m. Nov. 3. Staff recommends that the commission recommend approval of the annexation to City Council.

The city’s October 19 schedule lists a first reading of “Annexation Zoning” on Dec. 7 and a second reading on Jan. 4, 2027. Those are scheduled Council steps, not approvals.
