Denver committee to consider Mariposa Street zoning change Tuesday

The Planning Board recommended a residential mixed-use zoning change for three North Mariposa Street properties. Any City Council approval would set rules for future development, not approve a specific building plan.

Denver’s Community Planning and Housing Committee is scheduled to consider a zoning change for three North Mariposa Street properties at 1:30 p.m. Tuesday, Sept. 29. The Planning Board recommended the change after a Sept. 16 hearing. The city’s case page identifies the properties as 3343, 3345 and 3351 N. Mariposa St. and the proposed zoning as U-RX-3.

The official matter record lists Bill 26-1406 as a committee action item. If the proposal advances, the full City Council would still need to adopt the zoning-map change by ordinance.

U-RX-3 is a residential mixed-use district where housing is the primary use. It allows two-unit and multifamily housing, along with some live/work and neighborhood commercial uses subject to city code requirements. Building-form standards vary: for example, the Town House form allows up to three stories and 38 feet, while the Shopfront form allows up to three stories and 45 feet. The Denver Zoning Code sets additional requirements, including setbacks; the zoning designation alone does not determine how many homes could be built.

The request is not a detailed development proposal. At the Planning Board hearing, staff described the applicant’s general goal as redeveloping the lots together to create new housing options, but did not specify a building design or unit count, as heard in the meeting recording. A zoning change would set rules for future development; it would not approve a particular project.

Residents may send comments to the case manager or applicant at any time; the city says it will forward comments for review once public hearings are scheduled. At a City Council hearing, written testimony generally opens at 5 p.m. the preceding Thursday and closes at 3 p.m. on the hearing day. No Council hearing date is posted yet, so there is no case-specific testimony deadline.
